Terms of Service

Last updated: June 6, 2026. These terms apply to all users of LeaseGuard, a service provided by Parthiv Paul (“we”, “our”, “us”). By using LeaseGuard, you agree to these terms.

LeaseGuard is an educational tool, not a law firm. Nothing on this site constitutes legal advice, creates a lawyer-client relationship, or should be relied upon as a substitute for professional legal counsel. Always consult a licensed lawyer or paralegal for advice about your specific situation.

1Who May Use This Service

LeaseGuard is available to any person who can form a binding contract under applicable law. By creating an account or submitting a lease for analysis, you represent that:

  • You are at least 18 years of age or the age of majority in your jurisdiction.
  • You are using the service for personal, non-commercial purposes.
  • You have the right to upload the document you submit (e.g., you are a party to the lease or have obtained the other party's consent).
  • Your use of LeaseGuard will not violate any applicable law or regulation.

2What LeaseGuard Does

LeaseGuard uses artificial intelligence to analyse Ontario residential lease PDFs and identify clauses that may be inconsistent with the Residential Tenancies Act, 2006 (Ontario). It provides plain-language summaries, risk ratings, and suggested negotiation language.

Ontario only. LeaseGuard is designed exclusively for Ontario residential leases governed by the Residential Tenancies Act, 2006. It does not cover commercial leases, leases in other provinces or territories, or jurisdictions outside Canada. If your lease is not an Ontario residential tenancy, LeaseGuard’s analysis does not apply and you should not rely on it.

AI limitations. LeaseGuard uses large language model (LLM) technology, which can produce errors, omissions, or plausible-sounding but incorrect statements (“hallucinations”). The AI may miss clauses, misclassify risk, or fail to reflect recent changes in law. All legal references are grounded in retrieved statute and tribunal text from our database, but that database may lag behind current legislation or case law. Output from LeaseGuard should be treated as a starting point for your own research, not a definitive legal opinion.

Not for use in legal proceedings. Analysis generated by LeaseGuard is not a legal opinion and must not be presented or relied upon as evidence, expert opinion, or legal authority in any court, tribunal, or dispute resolution proceeding.

3Not Legal Advice

LeaseGuard is an educational information service. It is not a law firm, and no portion of this service constitutes legal advice. No lawyer-client or paralegal-client relationship is formed by your use of LeaseGuard.

Reliance on any information provided by LeaseGuard is solely at your own risk. For advice tailored to your situation, consult a licensed Ontario lawyer, paralegal, or a Community Legal Clinic (free for eligible tenants).

4Acceptable Use

You agree not to use LeaseGuard to:

  • Upload documents you do not have the right to submit.
  • Attempt to reverse-engineer, scrape, or systematically extract data from the service.
  • Submit malicious files, or attempt to disrupt or compromise the service.
  • Use analysis results for commercial resale, redistribution, or as a component of another product without our written permission.
  • Impersonate another person or misrepresent your identity.
  • Violate any applicable law, including privacy law, in connection with your use.

We reserve the right to suspend or terminate access for any violation of these terms, without notice.

5User Accounts

You may use LeaseGuard as a guest (without an account) or by creating an account with an email address. If you create an account:

  • You are responsible for maintaining the confidentiality of your credentials.
  • You are responsible for all activity that occurs under your account.
  • You must notify us immediately of any unauthorized access at parthiv.paul5545@gmail.com.

We reserve the right to terminate accounts that violate these terms or are inactive for more than 24 months.

6Intellectual Property

The LeaseGuard service, including its design, software, prompts, scoring models, and corpus, is owned by Parthiv Paul. You may not copy, reproduce, or create derivative works from the service or its outputs for commercial purposes.

You retain ownership of any lease documents you upload. By uploading, you grant us a limited, non-exclusive licence to process the document for the purpose of providing the analysis. We do not claim ownership of your content.

Anonymised clause text may be retained in our benchmark database to improve comparison accuracy for future users. All personally identifiable information is removed before retention (see our Privacy Policy).

7Third-Party Services

LeaseGuard relies on the following third-party services to operate. By using LeaseGuard, you acknowledge that your data (including lease content) may be processed by these providers subject to their own terms and privacy policies:

  • Anthropic, Inc. (United States) — the AI model that analyses your lease document. Lease content is transmitted to Anthropic's API for processing. Anthropic's commercial API terms prohibit using customer data to train models.
  • Google LLC / Gemini (United States) — used to generate embeddings for semantic search against our legal database. Clause text is transmitted to Google's API.
  • Supabase, Inc. (United States) — database and file storage provider. Your uploaded PDF and analysis results are stored on Supabase infrastructure.
  • Vercel, Inc. (United States) — application hosting and serverless compute. All web requests pass through Vercel's infrastructure.

We are not responsible for the acts or omissions of any third-party service provider. Outages, errors, or data incidents caused by third parties are outside our control.

8Disclaimer of Warranties

To the fullest extent permitted by applicable law, LeaseGuard is provided “as is” and “as available” without warranties of any kind, express or implied, including without limitation any implied warranties of merchantability, fitness for a particular purpose, or non-infringement. We do not warrant that:

  • The service will be uninterrupted, error-free, or free of harmful components.
  • Analysis results are accurate, complete, current, or applicable to your situation.
  • The service will identify all problematic or unenforceable clauses in a lease.
  • AI-generated output is free from errors, hallucinations, or outdated legal references.
  • Third-party services (Anthropic, Supabase, Vercel, Google) will remain available or error-free.

9Limitation of Liability

To the maximum extent permitted by applicable law, Parthiv Paul shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of or inability to use LeaseGuard, including but not limited to damages for lost profits, data loss, tenancy disputes, or harm resulting from reliance on analysis output, even if advised of the possibility of such damages.

Our total aggregate liability for any and all claims arising from your use of LeaseGuard shall not exceed the greater of (a) the total amount you paid to us in the twelve months preceding the claim, or (b) $10 CAD. If you used the service for free, our total liability is $0.

Some jurisdictions do not allow the exclusion of certain warranties or limitations of liability. In such jurisdictions, our liability is limited to the minimum extent permitted by law.

10Indemnification

You agree to indemnify, defend, and hold harmless Parthiv Paul from and against any and all claims, damages, losses, liabilities, costs, and expenses (including reasonable legal fees) arising out of or relating to: (a) your use of or access to LeaseGuard; (b) your violation of these terms; (c) your violation of any applicable law or regulation; (d) any dispute between you and a landlord, tenant, or other third party arising from or related to a lease you submitted for analysis; or (e) any reliance by you or a third party on analysis generated by LeaseGuard.

11Privacy

Your use of LeaseGuard is also governed by our Privacy Policy, which is incorporated into these terms by reference. By using LeaseGuard, you consent to the data practices described in the Privacy Policy.

12Changes to These Terms

We may update these terms from time to time. Material changes will be reflected by an updated “Last updated” date at the top of this page. We will attempt to notify registered users of material changes by email at least 14 days before they take effect. Continued use of LeaseGuard after a change constitutes acceptance of the updated terms.

13Governing Law & Dispute Resolution

These terms are governed by the laws of the Province of Ontario and the federal laws of Canada applicable therein. Any dispute arising from your use of LeaseGuard shall be subject to the exclusive jurisdiction of the courts of Ontario, Canada.

Before initiating any legal action, you agree to contact us at parthiv.paul5545@gmail.com and provide 30 days’ written notice describing the dispute, so that we may attempt to resolve it informally.

14Severability & Entire Agreement

If any provision of these terms is found to be invalid, unenforceable, or void by a court of competent jurisdiction, that provision shall be limited or eliminated to the minimum extent necessary, and the remaining provisions shall continue in full force and effect.

These terms, together with our Privacy Policy, constitute the entire agreement between you and Parthiv Paul regarding your use of LeaseGuard and supersede all prior understandings, agreements, or representations.
